What are the first signs of foundation problems near Del Rio?

Only a professional can tell whether there's an issue with the foundation that has to be treated immediately. Here are three indicators that your foundation is failing:

  • Cracks On The Exterior - Fine, little fractures in the external walls or on the steps are typically not problematic. Large exterior cracks with a zig-zag pattern might indicate that something is amiss with the house.
  • Sheetrock Cracks In The Interior - When zig-zagging internal sheetrock fractures reach almost the height of the wall, you should suspect a problem. If the wallpaper is pulling away from the wall or if there are fractures at the wall-to-ceiling junction, you should hire a contractor.

Out Of Square Doors & Uneven Floors - After a few years of settling, few homes are perfectly plumb, but a door that is out of square and has fractures in the wall above it should be investigated.

How much does foundation repair cost in Del Rio?

There is no average price for a foundation repair. Projects can range from

$5,000 - 50,000 and increase from there. The home's construction, the extent of the damage, the market, soil conditions and the homeowner's personal project goals are all significant elements to consider when pricing out foundation repairs. The most crucial thing to do initially is to assess the extent of the damage as quickly as possible.

What happens if you don't fix your foundation near Del Rio?

Repairs are an unavoidable cost that many homeowners want to avoid. However, here are a few things that can go wrong if your foundation’s problems are not addressed promptly.

  • Mold and mildew damage to the timber components under your pier and beam home if you don't fix your foundation. Water can get into a crawl space if there are cracks or inadequate sealing around a pier and beam foundation.
  • Insects and vermin may get access to your home. This is especially true of crawl spaces in pier and beam foundations. Infestations are a key source of worry.

Plumbing in the home becomes increasingly susceptible. Plumbing pipes can become entangled in the foundation of a pier and beam home while plumbing problems may develop beneath slab foundations and go undiscovered for years, causing additional repairs and costs to be incurred.

If you ever need a foundation company this is bar none the absolute best. I met with all the local foundation companies with the best reputations - RamJack, Baird, GL Hunt and Olshan. The system FSS uses is not the least expensive, but by far the best. All components are galvanized to include the piping. The competitor's equipment could not even compare with FSS. Just as important, the crew who did the work on my home were absolute professionals in their trade. Andrew, Ricky and Gabe were the best. All of them have years of experience and the foreman, Andrew, has almost two decades of knowledge and hands-on experience, and knowing this eased any concernes I had. Once the fifteen piers were all in place, all piers were connected together via hydraulic hoses and pump. Only then was the house lifted simultaneously - both left and right sides. Initially, one of my major concerns was broken plumbing pipes, as I had read from many of their competitor's poor reviews. Once FSS began to lift the house it was done methodically and slowly, being extra careful to try not to break any pipes. No pipes were broken and my house was lifted an inch on the left front side and two and half inches on the right! FSS exceeded my expectations!!

My family noticed cracks on the foundation and inner walls. So I called FSS for an estimate. Taylor Holt did the inspection and gave us an estmate and explained to us the work that had to be done. Got a drawing of location of piers needed.Explained the reaction of the structure once the foundation was raised. tHE CREW was very proffesional and respectful. They kept us up todate on the progres of the work. tHEY DID GREAT WORK AND tAYLOR was great to deal with. We will certainly recommed FSS for any foundation repairs. Very satisfied.

Chris was sent over and did a quick, professional, courteous inspection. Honesty rules and they confirmed that we needed no repairs. No charges, no nonsense. Thanks, FSS and Chris!

I have a house that was built in the 1940's. It has been updated several times, the latest in 2016. We expanded the footprint at least three times that I'm aware of so it is a combination of pier/beam and cement. With the last update, we leveled the house which meant, we shimmed the old beams. When the house started settling again, I contracted several firms to provide estimates. FSS was the most comprehensive and we decided to replace all the beams with the steal jacks. The technology was the selling point, but the whole team was exceptional. As per the course, in looking at all the beams, the team found beams and sub-flooring that was compromised. Julio and his experts quickly gave me pictures and estimates to replace the beams and flooring. Not what I wanted to hear, but I really didn't want to do this every 4-5 years. The job went very well. Everyone was so nice, explained the whole process and followed through on all promises.I would recommend this company to anyone. I have life time warranty that is transferable to the next owner. Great job and great team!

I want to start my story from the beginning, I'm 60 year old, whit a house that is 20 years old, 2 years ago I start having foundation problems, little cracks on my floor tiles, I knew this was going to cost me a lot of money to repair, I save for 2 years to get the 10K to fix this problem, I start looking for companies and estimates to do the job, I have different options, but the one that I like most was the proposal of FSS, it wasn't the cheap one but it was the one that I feel it was going to give the results that I was looking for, let me be clear, this was not about the money, there were estimates that I have for 5K, 7K, 15, even 20K, this one was goin to cost me 9K, the difference is that this company uses steel galvanize piers which make it unique , compare with the other ones that just use concrete piers, the waiting time for the job was around 3 months, AND I gave them 3k to reserve the work, that's tell me that this guys were very busy, you know that in 3 months life can change a lot, and more in this days of pandemic, well I lost my job, no income coming, my wife doesn't work due to health problems, so here I am feeling that the world is against me, unfortunately I have to start using the money that I save for the work, but always thinking that my situation was going to change soon, and that I was going to be able to come up with the money that I was using to pay the mortgage, when the time came to schedule the day for the repair to start I was still with no job and no money to complete the payment, I was really depress, I have to tell them to cancel the work, I found out also that day about the 3 days policy, in simple words you have 3 days to cancel after you sign, well I was double devastated, so I call the sales person and he contact the owner Brian, he gave me a call back and I explain to him the whole situation, I have to say I whish we have more people like him, he understood my problem and agree to refund me my 3K, that tells me what kind of a person is this guy, I didn't got the job done FOR KNOW but once I get back on my feet's, I'm going to contact FSS again and finish the work, I definitely will recommend this company to every one that are looking for a high quality job, and the most important the honesty of the owner and the team that works with him, Thanks Brian
